The precinct will include more than 21,600 m² of retail and commercial space, a proposed 50-bed hotel and community amenities. EDQ is investing A$154 million in enabling infrastructure; site works have started, with construction expected to begin in 2028 and first residents from 2031.

The Queensland Government agency Economic Development Queensland (EDQ) has appointed five Queensland-based developers to deliver almost 2,200 new homes on a 6.1-hectare section of the Northshore Hamilton riverfront in Brisbane. The projects form part of a broader urban renewal plan that will create a mixed-use riverside precinct with residential, retail, commercial and community spaces.
Project Overview
Together the developments are expected to accommodate about 4,000 residents and will include more than 21,600 m² of retail and commercial floorspace, a proposed 50-bed hotel and a range of community facilities designed to foster a connected riverside neighbourhood.
Sites, Developers and Proposed Housing
EDQ selected the winning proponents — GRAYA, Lancini, Greyburn, Red & Co and Joe Adsett Developments — from 18 submissions. Each developer will deliver a separate scheme with a mix of one- to four-bedroom apartments plus supporting business and community spaces. Individual proposals include:
- Red & Co: Approximately 440 homes in a staged two-tower design.
- Joe Adsett Developments: Around 430 homes across two towers.
- GRAYA: About 435 homes alongside retail and hotel components.
- Greyburn: An estimated 402 homes across four medium-rise buildings.
- Lancini: The largest dwelling count at roughly 484 homes, plus a 15,070 m² retail centre anchored by a full-line supermarket and potential community facilities.
Funding, Timeline and Delivery
EDQ has committed A$154 million (approximately US$111 million) to enabling infrastructure, including roads, sewer and water works, to make the land development-ready. Site preparation is already underway. Subject to planning approvals and other conditions, construction of the first residential buildings is expected to begin in 2028, with the initial residents due to move in from 2031.

Context and Significance
Northshore Hamilton is one of Queensland’s largest urban renewal initiatives. The government intends the redevelopment to stimulate economic activity, expand residential capacity in Brisbane and help meet housing demand ahead of the 2032 Olympic and Paralympic Games.
