Osceola County homeowner Brooke Dunwoody says her short-term rental was trashed for a second time in about a month, prompting calls for tougher enforcement. The property sustained torn-up lawn, scattered trash, stolen or broken furniture, and alcohol damage. Authorities are investigating, may link the incident to an earlier Fourth of July party, and say they will step up crackdowns after two teens died at unauthorized rental parties this year. Hosts say platform protections are uneven and limited.

When homeowner Brooke Dunwoody converted a Florida house into a short-term rental she expected ordinary wear and tear — not repeated vandalism. In Osceola County, Dunwoody says this is the second time in roughly a month that guests left the property badly damaged after an unauthorized party.

On a recent walkthrough with a Fox 35 reporter she pointed to large sections of ruined lawn and described interior damage. 'Apparently, they were doing doughnuts back here,' Dunwoody said, noting that grass had been ripped up, trash was strewn throughout the house and furniture had been rearranged to create a 'party dance hall' atmosphere. She also reported a broken or stolen glass table and alcohol stains on upholstered pieces.

Investigation Under Way; Officials Promise Tougher Enforcement

The Osceola County Sheriff's Office told Fox 35 it is investigating the incident and is trying to determine whether this latest event is linked to an earlier Fourth of July party at the same property. Dunwoody said she hopes authorities will press criminal charges against those responsible: 'Maybe if they're being charged for these actual criminal offenses, this will put an end to it.'

Local leaders say unauthorized short-term rental parties have contributed to a rise in violent incidents in the area. On June 29, 2026, NBC-affiliated station WESH 2 reported that a 17-year-old was killed at an unauthorized Airbnb party in March; about a month later another teenager died at a separate rental party in Osceola County. The sheriff's office says it will increase enforcement aimed at curbing illegal gatherings and reducing related harms.

Hosts Face Limited Options

Homeowners who rent short-term properties often have few reliable tools to prevent or respond to large unauthorized parties. Platforms such as Airbnb offer some protections and support for hosts, but many owners report inconsistent or delayed assistance when trying to recover losses or get immediate help during an incident.

For Dunwoody, the damage is both financial and emotional. For neighbors and officials, repeated destructive parties have become a community-safety concern that they say requires stronger enforcement and clearer accountability for renters and the platforms that facilitate bookings.
